This case, located in the western district of Pidu, has the advantages of scarce subways and high-speed railways. It is bound to become an important witness, participant, and even leader of this urban transformation.

 

Truly integrated design from the top

The project is located in the West District of Pidu, and the design scope includes a subway station (Yangliushu Station) and a depot (Pitong Depot).

 

The superstructure development project of the subway depot is different from ordinary urban development projects. The successful realization of the field-city integration requires as much as possible to consider the feasibility of the project from the conceptual planning stage to overcome the technical problems related to integrated design and construction. At the same time, it is necessary to continuously coordinate the demands and goals of different stakeholders.

Therefore, Zhubo Design Co., Ltd. cooperated with Lin Tongyu International Engineering Consulting Co., Ltd. and DTZ to carry out the design. The project is based on macroeconomic planning, project positioning first, overall planning and design, architectural design, landscape design, rail engineering, municipal engineering, transportation design, structural engineering and ecological planning and other professional collaborations, and strive to ensure the development of the upper cover of the subway depot and the underground The site development layout meets the structural and engineering requirements of the section track and functional buildings, and minimizes the potential impact and risk of the subway station and depot operations on the upper and lower platform properties and the surrounding urban space.

The three major strategic significance of the research project to the city

▎Form a new model of integrated comprehensive development of TOD in the suburbs of cities

The project site is the second site of Metro Line 6, and is a typical suburban site with immature surrounding development conditions. Different from the traditional TOD development model that first activates the site and then radiates the surrounding area, this plan adopts the idea of ​​"connecting and cultivating first, then activating radiation" to plan and design this project. In the early stage, the construction of the open and covered park and the Pidu West Station, surrounding culture, and ecological resources will be the main focus to cultivate a vibrant urban center. Later, the site value will be released, the TOD development value will be strengthened, and the engine project leading the development of Pidu West will be gradually formed. Form a new model of integrated comprehensive development of TOD in the suburbs of cities.

▎Build a new image of Pidu from "tourist destination" to "suburban tourist destination"

Although Pidu is located on the must-travel route from Chengdu to Capital-Qingdao, it lacks high-quality tourism carriers and cannot enjoy the tourist bonus of nearly tens of millions of tourists. It is more of a role as a tourist destination. In planning, we integrated the 4A scenic spot Wangcong Temple Cultural Industry Park, the city-level greenway park Tuojiang River Park and the urban industrial cultural characteristics to build an integrated one, and build "Ancient Shu Culture-Traditional Culture-Modern Science and Technology Culture" as the story line The immersive experience park forms an important cultural and tourist destination in the suburbs of Chengdu. Realize the key role transformation of Pidu from "tourist destination" to "suburban tourist destination".

▎Create a new Pixi comprehensive service center from the "edge zone" to the "convergence node"

Based on the TOD development model of subway stations, the development of the upper cover of the linked depot will bring opportunities for rebirth and rejuvenation of the depot in the city's marginalized area. High-density development has stimulated a high degree of integration of commercial, commercial, cultural, residential and recreational functions. Through the open sky corridor, the existing Wangcong cultural resources, Tuojiang ecological resources, and outlet commercial service resources around the site are connected in series. The advantages of clustering are more prominent, forming a complete one-stop service complex, and truly The "marginal zone" moves towards the "integrated node" of the new comprehensive service center in Pixi.

▎Enhance economic value

First of all, to deal with the problems that the site value coverage radius is occupied by the depot, the high value of the land cannot be released, the prior design and construction of the track operation station did not reserve enough load, and the land plot output is insufficient. Intensity, increase land output and reduce the pressure on rail construction funds.

 

 

▎Promote collaborative development

Secondly, the surrounding advantageous resources are in a relatively independent state of development and lack of contact with each other. The plan is to build and connect with the surroundings from the three dimensions of transportation coordination, cultural coordination, and public service coordination, and strengthen the overall cluster effect.

 

 

▎Alleviate urban fragmentation

In addition, the rail car depot is more than ten meters above the ground vertically, causing the city to split. It is designed to set up rhythmic aerial corridors at different elevations to establish a connection between the north and the south. In terms of landscape, the design of covering the park's green gentle slope combined with the rhythmic building skin softens the cold and uninteresting vertical facade of the depot.

 

 

▎Ensure resource sharing

Finally, the plan is to enhance the accessibility of public resources and waterfront vitality of Tuojiang River, and to cover the interconnection and interaction of public space and urban waterfront landscape to avoid the privatization of public resources.

The project deeply implements the circle-layer layout model of the TOD concept, reasonably determines and moderately increases the development intensity of the TOD core area, intensively utilizes land resources, and promotes the integrated development of rail transit and urban functions.

The exploration of human settlements in the era of stock

The integrated design of the TOD project in the third batch of 5 bid sections (Yangliushu Station, Pitong Depot) is not only a landmark leading product of the urban development of Pidu, but also an attempt to build a community with the depot. It is an exploration of advanced community construction concepts such as "open communities" and "park cities". In an era when urban development has gradually moved from incremental planning to stock planning, the development and utilization of the area above the depot is more urgent and necessary. Focusing on people-oriented needs and creating a humane community has always been the goal of Zhubo Design. The planning of this project is another important exploration of Zhubo in the construction of the residential community.
